TCC Tiruchirappalli Property Tax: Online Payment & Complete Guide 2026

TCC Tiruchirappalli property tax is the half-yearly levy collected by the Tiruchirappalli City Corporation from all property owners within Trichy’s municipal limits. The Rock Fort City — home to the iconic Rockfort Ucchi Pillayar Temple, Sri Ranganathaswamy Temple at Srirangam, and one of Tamil Nadu’s most important railway junctions — is governed by the Tiruchirappalli City Corporation across 65 wards and 4 administrative zones. Founded on 1 November 1866 — 159 years ago — and elevated to a municipal corporation in 1994 through the merger of Srirangam and Golden Rock municipalities, TCC covers an area of 164.70 sq km. Property tax is calculated using the ARV method and is payable at both the official trichycorporation.gov.in portal and the Tamil Nadu state portal tnurbanepay.tn.gov.in. Who Must Pay TCC Property Tax?

All owners of residential, commercial, industrial, and vacant properties within TCC’s 65 wards must pay property tax half-yearly. In Tamil Nadu, property tax is calculated based on the government-determined Annual Rental Value (ARV) of the property. Landlords remain fully liable for all dues and penalties regardless of tenancy arrangements.


TCC Property Tax Calculation — ARV Method

TCC uses the Annual Rental Value (ARV) method — Tamil Nadu’s state-wide standard administered through the Commissionerate of Municipal Administration.

Formula:
ARV = Plinth Area × Monthly Rental Value per sq ft × 12
Property Tax = ARV × Tax Rate + 10% Library Cess

Zone classification determines the Monthly Rental Value per sq ft. The four zones — Srirangam, Ariyamangalam, Golden Rock, and Abhishekapuram — attract different base rates.

Your Assessment Number is printed on all previous TCC property tax receipts. Search at trichycorporation.gov.in → Property Tax section → enter Assessment Number, Zone, Ward, or Owner Name. Also accessible at tnurbanepay.tn.gov.in → Property Tax → select Tiruchirappalli City Corporation.


How to Pay TCC Tiruchirappalli Property Tax Online — FY 2026-27

Method 1 — TCC Official Portal:

  1. Visit trichycorporation.gov.in/propertytax
  2. Click Property Tax Status / Pay Tax
  3. Enter your Assessment Number and Zone details
  4. View current dues — verify half-year amount and any arrears
  5. Proceed to payment → select UPI, Net Banking, Debit Card, or Credit Card
  6. Complete transaction and download receipt

Method 2 — TNUrbanePay Portal:
Visit tnurbanepay.tn.gov.in and choose the Quick Payment option without logging in, or register for full access. Select Tiruchirappalli City Corporation from the dropdown, enter Assessment Number, and proceed to pay.

Payment modes: all standard online payment modes are available including UPI, net banking, and cards.

Offline: Visit the nearest TCC Zonal Office across any of the 4 zones (Srirangam, Ariyamangalam, Golden Rock, Abhishekapuram). Carry Assessment Number and ID proof. Pay by cash, cheque, or demand draft.

Patta Chitta — Tamil Nadu Land Records

Before buying any property in Tiruchirappalli, verify land ownership at eservices.tn.gov.in. Patta is Tamil Nadu’s primary land ownership certificate — confirming the legal owner of record. Chitta records land classification (wet or dry land, building site, etc.). Also obtain an Encumbrance Certificate (EC) from the Sub-Registrar confirming the property is free from pending mortgages or legal charges. All three documents are mandatory due diligence before any Tiruchirappalli property purchase.


Name Change / Mutation

Visit the nearest TCC Zonal Office (based on your property’s zone — Srirangam, Ariyamangalam, Golden Rock, or Abhishekapuram) with:

  • Registered sale deed
  • Patta extract from eservices.tn.gov.in
  • Previous nil-dues TCC receipt
  • Aadhaar card of new owner
