GHMC Property Tax Calculation — ARV Method with MRV Slabs

GHMC property tax is calculated using the Annual Rental Value (ARV) method, which considers the plinth area of the property, its Monthly Rental Value (MRV) per square foot, the age of the building, and its usage type.

Formula — Residential Property

The formula for residential property tax in Hyderabad follows a standardised slab-based approach:

  • Step 1: Annual Rental Value (ARV) = Plinth Area (sq ft) × Monthly Rental Value (MRV per sq ft) × 12
  • Step 2: Apply the applicable tax rate (17% to 30% based on the MRV slab) to the ARV
  • Step 3: Deduct depreciation allowance based on building age
  • Step 4: Add 8% Library Cess on the computed tax

Final Tax = (ARV × Tax Rate − Depreciation) + 8% Library Cess

Formula — Commercial Property

For commercial properties, GHMC applies a simplified formula:
Property Tax = 3.5 × Plinth Area (sq ft) × Monthly Rental Value (MRV per sq ft)

GHMC property tax rates differ based on the Monthly Rental Value (MRV) per sq ft of plinth area and the zone:

  • Zone A (Core City): Approximately ₹5 to ₹10 per sq ft for residential properties
  • Zone B (Inner Ring): Approximately ₹3 to ₹7 per sq ft
  • Zone C (Outer Ring): Approximately ₹1.50 to ₹5 per sq ft

A 10% depreciation is allowed for buildings over 25 years old.

Every property inside GHMC’s jurisdiction carries a unique 10-digit PTIN. The receipt prints the PTIN, owner name, door number, locality, plinth area, MRV, the half-year due, the amount paid, and any pending arrears.

The 90% OTS interest waiver scheme concluded on March 31, 2026 with no extension announced.
