It confirms whether the property carries any registered mortgages, loans, court attachments, or financial liabilities during a specified period. Delhi operates differently from most states — it does not issue a formal “Encumbrance Certificate” as a standalone document the way southern states do. Instead, encumbrance verification in Delhi is done through a Title Search using two official government portals — the DORIS portal at doris.delhigovt.nic.in for records from 2005 to January 2024, and the NGDRS portal at ngdrsservices.delhigovt.nic.in for records from January 2024 onwards. What is an Encumbrance Certificate in Delhi?

In Delhi, the Encumbrance Certificate — more accurately called a Title Search or Encumbrance Search — is the process of verifying all registered transactions against a property through the DORIS and NGDRS portals maintained by the Department of Revenue, NCT of Delhi.

There is no fee for search of details of past registration of properties under the basic search facility — confirmed by the Department of Revenue at revenue.delhi.gov.in.

  1. Visit doris.delhigovt.nic.in
  2. Click “e-Search” from the homepage.
  3. Select your Sub-Registrar Office from the dropdown.
  4. Search by:
    • Party Name (buyer or seller name)
    • Property Address
    • Document Number
  5. View all registered deeds associated with the property.
  6. Download or note transaction details for verification.

How to Search Property Records on NGDRS Delhi (Jan 2024 Onwards)

  1. Visit ngdrsservices.delhigovt.nic.in
  2. Log in or use the public search facility.
  3. Navigate to “Encumbrance Search” or “Property Search.”
  4. Enter the property details — Sub-Registrar office, property address, or party name.
  5. View all registered transactions from January 2024 onwards.

  1. Visit the Sub-Registrar office with jurisdiction over the property.
